How it works

Most owners price a driveway by what the last company charged. That misses the hours nobody pays for (driving, quoting, rain days), the equipment that wears out, and self-employment tax.

This calculator grosses your take-home up for self-employment tax (15.3% on 92.35% of profit) and your income tax estimate, adds a year of business costs, and spreads the total over the hours customers actually pay for. That is your break-even rate; your margin on top gives the target rate.

A job's price floor is your crew's time on site and drive time at the break-even rate, plus vehicle cost per mile and supplies. The quote adds your margin and rounds up to the next $5.

A worked example

A $55,000 take-home goal with a 12% income tax estimate needs $74,455 of profit before tax. Add $9,060 a year of business costs and you need $83,515 of revenue. At 44 weeks of 45 hours with 65% paid, that is 1,287 paid hours: a break-even rate of $64.89 and a target of $76.34 with a 15% margin. Pay divided by all hours would say $27.78. A 2-car concrete driveway (1.5 hours on site, a 20-mile round trip, $12 of supplies) has a $167.80 price floor and quotes at $200, so a $100 driveway price falls $67.80 short.

Questions

How much should I charge to pressure wash a driveway?

It depends on your pay goal, costs and travel. With the example numbers a 2-car concrete driveway needs $200 to pay its share; enter your own numbers to see yours.

Should I price by the square foot or by the hour?

Square-foot prices hide how long a job takes you. This calculator prices from time, crew, supplies and travel; for square-foot pricing, enter the hours a job of that size takes you.

Does it handle two-person jobs?

Yes. Set people on the job to 2 and both people's time on site and drive time are counted.

Is this tax advice?

No. It is a planning estimate. Ask your tax preparer for your real income tax rate.
