How it works

An estate cleanout is several days of loading, many dump runs and a pile of dump fees, so a per-load price list misses most of the cost. This calculator builds the price from your own numbers instead.

It grosses your take-home up for self-employment tax (15.3% on 92.35% of profit) and your income tax estimate, adds a year of business costs, and spreads the total over the hours customers pay for. That is your break-even rate. The job's floor is every crew member's hours on site and drive time at that rate, plus vehicle cost per mile and the dump fees and supplies. The quote adds your margin and rounds up to the next $5.

Put every dump run in the round-trip miles. Drive time is paid for each person on the truck, so on a big cleanout it adds up fast.

A worked example

The Junk Removal Pricing Calculator's example business wants $60,000 take-home with a 12% income tax estimate and $715 a month of costs, works 48 weeks of 50 hours and is paid for 60% of them: a break-even rate of $62.36 per paid hour. Its 3-bedroom estate cleanout takes 3 people 10 hours each on site, 120 round-trip miles (two days and four dump runs) and $600 of dump fees and supplies. The floor is $3,310.46: $1,870.90 of crew time on site, $748.36 of drive time, $91.20 of vehicle cost and the $600. The quote is $3,895, which leaves $584.54 of profit. A 2-car garage cleanout quotes at $1,145 and a basement cleanout at $1,290.

Questions

How much does an estate cleanout cost?

It depends on the size of the house, your crew, the hours, the dump runs and your local dump fees. With the example numbers a 3-bedroom estate cleanout for 3 people, 10 hours each and $600 of dump fees quotes at $3,895. Enter your own numbers to see yours.

How do I count dump runs?

Add the miles for every trip to the dump and back to the round-trip miles, and put each dump or recycling fee in dump fees and supplies. The example's 120 miles cover two days and four dump runs.

Why is drive time charged for each person?

Everyone on the truck is paid while it drives. In the example 4 hours of driving for 3 people adds $748.36 to the floor.

Should I quote by the truck load instead?

Load pricing suits single pickups. A full-house cleanout runs over days with sorting and many dump runs, so pricing by crew hours keeps the slow parts paid for. The truck load calculator on this site prices single loads.

Is this tax advice?

No. It is a planning estimate. Ask your tax preparer for your real income tax rate.
