How it works

Each month's season multiplier is that month's revenue last year divided by the average month. A month that brought in 31% more than average is a 1.31x month.

A month's nightly rate is your base rate times its multiplier, rounded to the dollar. If that comes out under your floor, the floor is charged instead and the month is tagged Floor.

After fee is the nightly rate minus the platform fee you type, per night. The shortest stay line adds your cleaning fee to your minimum stay in the quietest month, before any platform fee.

A worked example

Take the fictional mountain cabin in the workbook's example: a $185 base nightly rate, a $115 floor, a $120 cleaning fee and a 2-night minimum. Its last 12 months averaged $4,275 a month. July brought in $5,600, a 1.31x month, so July nights price at $242. November brought in $2,400, a 0.56x month, which works out to $104, and the floor holds it at $115. April is held at the floor too. At a 15.5% host fee a $242 July night pays out $204.49, and a 2-night November stay comes to $350 with cleaning, before platform fees. These are the example cabin's numbers in the Pricing Calculator for Airbnb and VRBO Hosts workbook.

Price the whole year, events and long stays included

The Pricing Calculator for Airbnb and VRBO Hosts uses this same maths for Excel and Google Sheets: your 12 monthly rates, weekly and monthly discounts checked against your floor, event pricing, and the base rate that keeps your old payout per night once you move to the single host fee. $2.99, instant download.

Questions

How do I set seasonal prices for an Airbnb?

Compare each month of last year with your average month. That multiplier times your base rate is the month's rate, and a floor keeps a quiet month from going too low.

What is a floor rate?

The lowest nightly rate you will take, set from your own costs: cleaning, utilities, wear and your time. It is your judgment, not a computed number.

I have no booking history. What do I use?

Pick a starter curve for your kind of market, then replace it with your own months once you have a year of bookings. Starter curves are rough shapes, not market data.

Does the platform fee change my nightly rates?

Not here. The rates are what you list; the After fee column shows what each night pays out at the fee you type. Other platforms set their own fees.

Is this financial advice?

No. It is a planning estimate based on the numbers you enter.
